  • Term

    Interest only options are available on many product types. Most commonly they are found on existing income producing property. Our borrowers often chose an interest only period if they are looking to maximize their short term cash flow needs. Typical interest only periods can vary from 6 months to 3 years.

  • Permanent

    Fixed rate loans are the most common types of financing solution throughout the industry. We offer a wide range of solutions to our borrowers. Our loans can be fixed in term from between 1 and 25 years. Typical loan amoritizations will be calculated over 20 to 30 year periods, with some programs even going out to 40 years. It is important as bankers that we understand the ultimate goal of your financing. In addition to the initial term of the loan, we want to make sure we offer you the best terms, including loan assumibility, and prepayment options.

  • Construction Loans

    Our bankers understand the importance of underwriting construction loans properly. Our clients appreciate our analytical approach to their projects. A poorly structured loan not only hurts you the borrower, but puts the lender in a difficult position. It is imperative that the construction budget is fully understood, and structured to have the flexibility to work around cost over runs, and unpredicted delays that can add to carrying costs.

  • Bridge Loans

    Bridge loans are common to real estate investors especially in slower markets. A Bridge loan gives the borrower the ability to pull equity from an existing property to use as a down payment for a new purchase. These loans are usually short term in nature and are paid back upon the sale of the underlying property.

  • SBA Loans

    The most common SBA loans used in real estate are the SBA 504 loan. The 504 program is good for owner occupied properties only. There are several features that borrowers and capital sources both like.

    -The programs allows for borrower down payment to be as small as 10%.

    -The SBA will fund up to 40% of the loan, at an attractive rate typically fixed for 20 years.

    In addition to the 504 Loan, the SBA 7a program can also be used for real estate financing. Although not as common, the 7a program can help the capital source become more comfortable with a loan for a business that may be newer.

  • Private lenders

    Benchmark Commercial Lending is a direct private lender for select properties throughout the Midwest. Many of our clients are in the need of funds quickly to take advantage of their unique real estate opportunity. Typically these opportunities are funded for one year or less.
