Private Investor Financing Hard Money Financing

Benchmark Commerical Lending is a private ("hard money") lender.  We lend to investors and business owners throughout St Louis mo.  We will lend on residential and small commercial properties in the St Louis metro area.  We specialize in providing funding for short term needs that are fully secured by 1st deeds of trust on residential and small commercial properties in St Louis.    We provide quick approvals and funding based on the strength of the collateral and the borrowers ability to refinance or sell the property at a profit.

The first step in obtaining a loan is to become an APPROVED BORROWER.
  • Fill out the Borrower Application and fax it to us.  In addition to the application,  we require our borrowers to show proof of funds for all interest carry for the term of the loan,  along with proceeds that will be needed for all rehab.
  • Once your application has been reviewed, you will be notified as to whether you have been approved.
As an approved borrower, you will submit a LOAN REQUEST application for a property that you would like to purchase.
  • Please be sure to include access information (i.e. lock box code) as we will need to view the interior of all properties.
  • If property is in need rehab, we use our own evaluation system to estimate the rehab costs and completed market value so that we can determine whether there is a sufficient margin for you to make a profit.   We will require at closing all rehab costs to be escrowed and disbursed by us upon timed intervals of the completion.  This will ensure the property gets completed as agreed.
  • The review process typically takes up to 3 business days following receipt of the Loan Request. You will be notified as soon as a decision is made.
